Terms of Service

Last updated 28 June 2026

These Terms govern your access to and use of the PropBridge service. By using the service you agree to them. PropBridge is an online service operated by a sole trader based in the United Kingdom, trading as PropBridge AI (“PropBridge”, “we”, “us”). You can contact us at [email protected]; a postal contact address is available on request.

1. The service

PropBridge is an AI marketing and lead-generation tool for UK estate and letting agencies. It generates marketing content from a property’s CRM data, publishes approved content to connected channels, and helps capture and qualify enquiries. Features and limits depend on your plan.

2. Accounts and eligibility

Access is currently invite-only. You must provide accurate details, keep your credentials secure, and are responsible for activity under your account. You must be a business and authorised to act for the agency you represent.

3. Acceptable use

  • Don’t use the service unlawfully, or to publish misleading or unlawful content.
  • Don’t send marketing to people without a lawful basis under PECR/UK GDPR, or to anyone who has opted out.
  • Don’t attempt to breach security, scrape, or overload the service.
  • Comply with the terms of any connected platform (e.g. Meta, your CRM).

4. Your data and responsibilities

You retain ownership of the property, contact and lead data you connect or create (“Customer Data”). For Customer Data you are the controller and PropBridge is your processor, governed by our Data Processing Agreement and Privacy Policy. You are responsible for having the rights and consents needed to process that data and to contact individuals.

5. AI-generated content

The service uses AI to draft copy, video and suggestions, and includes compliance checks (e.g. Material Information and ASA prompts). These features assist your review — they do not guarantee accuracy or legal compliance. Nothing is published or sent without the approval setting you choose, and you are responsible for reviewing and approving all content before it goes live. Always verify facts against your source records.

6. Third-party platforms

The service integrates with third parties such as Meta and CRM providers. Your use of those platforms is subject to their terms, and their availability is outside our control. We are not responsible for changes a platform makes to its APIs or policies.

7. Fees and billing

Paid plans are billed per branch through Stripe on a recurring basis until cancelled. Fees are exclusive of VAT where applicable. Usage limits (for example AI video) apply per plan; you can cancel at any time and access continues to the end of the paid period. Except where required by law, fees are non-refundable.

8. Intellectual property

We own the service and its software. You own your Customer Data and the marketing outputs generated for you, and you grant us the licence needed to operate the service and produce those outputs.

9. Disclaimers

The service is provided “as is” and “as available”. To the extent permitted by law, we disclaim implied warranties and do not warrant that the service will be uninterrupted, error-free, or that AI outputs will be accurate or fit for a particular purpose.

10. Limitation of liability

Nothing limits liability that cannot be limited by law. Subject to that, we are not liable for indirect or consequential loss, loss of profit, goodwill or data, and our total liability in any 12-month period is limited to the fees you paid for the service in that period.

11. Your indemnity

You agree to indemnify and hold harmless PropBridge (and anyone acting on our behalf) from and against all claims, demands, regulatory actions, losses, liabilities, fines, damages and costs (including reasonable legal fees) arising out of or in connection with:

  • your Customer Data and any content you create, approve, schedule, publish or send through the service — including any claim that our use of it on your instructions infringes a third party’s rights or breaches any law;
  • your use of the service in breach of these Terms or of any applicable law, including data protection (UK GDPR / Data Protection Act 2018), electronic-marketing and consent rules (PECR), and advertising and property-marketing rules (ASA / CAP Code, the Consumer Protection Regulations and Material Information requirements);
  • your failure to obtain or maintain the rights, permissions and consents needed for the data you connect and the individuals you contact; and
  • your instructions to publish, send, advertise or otherwise act on your behalf.

We will notify you of any such claim, give you reasonable control of its defence and settlement (provided any settlement that imposes obligations on us needs our prior written consent), and provide reasonable cooperation at your expense. This indemnity survives termination.

12. Termination

You may stop using the service at any time. We may suspend or terminate access for breach of these Terms or to comply with law. On termination we will, on request and within a reasonable period, delete or return your Customer Data as set out in the Privacy Policy.

13. Governing law

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.

14. Changes

We may update these Terms and will change the date above; continued use after a material change means you accept the updated Terms.
